Occupied-home inspections, handled with discretion

Divorce inspections are sensitive. Scheduling and access are coordinated through counsel or the occupying party's designated contact, and the inspection itself is professional, efficient, and neutral. If interior access is refused, alternatives such as an exterior-only valuation with disclosed extraordinary assumptions can be discussed with counsel.

Can both attorneys jointly retain you as a neutral appraiser?
Yes. Joint retention as an agreed neutral is common and often the fastest path to settlement. The report names both parties' counsel as intended users, and communication protocols are agreed at engagement.
Can you value the home as of the date of separation or another past date?
Yes. Retrospective valuation is a core service — the report is developed to whatever effective date the case requires, supported by MLS and market data from that period.
What happens if one spouse won't allow access to the home?
Access issues are worked through counsel. Where interior access is not possible, an exterior-only or desktop valuation with clearly disclosed extraordinary assumptions may be an option, depending on the report's intended use.
Are you available for deposition or trial testimony?
