The Residential Eye is the appraisal and property-services practice of Mr. Giano J. Saumat, a Nevada Certified Residential Appraiser serving the Las Vegas valley and the whole of Clark County.

Born and raised in Miami, Florida, Giano is fluent in English and Spanish and has made Las Vegas, Nevada, his home since 2006. He holds a Bachelor of Science in Social Sciences from Florida State University, where he concentrated primarily in economics, with secondary concentrations in history and sociology. This academic foundation informs a disciplined understanding of the economic and demographic forces that shape markets, neighborhoods, and real property value.

He has practiced in the Southern Nevada real estate sector since 2007, providing valuation and related services throughout Las Vegas and Clark County. In 2023, his work was formally recognized with a Gold Winner distinction in the appraisal category of the Vegas Best Awards.

Over the course of his career, Giano has cultivated a practice that extends well beyond valuation. As a National Signing Agent certified by the National Notary Association and operating through GJS Notary Services, he has overseen more than 9,000 loan closings. He obtained his FAA Part 107 Remote Pilot certification in 2018 and has provided professional real estate photography since first becoming a licensed appraiser, combining technical precision, an aerial perspective, and an appraiser's exacting eye for detail.

In the autumn of 2023, Giano commenced a planned and voluntary hiatus from full-time practice in order to pursue additional business interests, while continuing to serve select real estate clients on a part-time basis. He has since returned to full-time practice as scheduled, applying renewed focus to appraisal, loan signing, listing photography, and property data collection across Southern Nevada.
