What areas do you serve?

The Residential Eye serves the Las Vegas metro and Clark County, with appraisal coverage extending into Nye County. It's a service-area practice with no public storefront, so all services are performed on location.

How do I request a service or get a quote?

Use the Request a Service form to tell us about the property and what you need. There's no pricing listed on the site because every assignment is scoped individually — after you submit a request, you'll receive a custom quote within one hour during business hours — or call for an even faster quote. How much do your services cost?

Do you provide date of death appraisals for probate and estate matters?

Yes. Retrospective date of death appraisals are a core specialty — developed to a documented effective date for probate, trust administration, step-up in basis, and estate tax (Form 706) purposes, and prepared consistent with IRS qualified-appraisal requirements. Can you act as a neutral appraiser in a divorce?

Yes. In Nevada divorce matters the practice can be retained by either party or jointly as an agreed neutral, with current or date-of-separation values. Deposition and court testimony are available under an expert witness engagement. See the Divorce & Community Property Appraisals page.

Do you prepare appraisals for Clark County property tax appeals?

Yes. Independent appraisals support petitions to the Clark County Board of Equalization, which are due on or before January 15 each year (or the next business day if that falls on a weekend or holiday). Order well before the deadline — see the Tax Appeal & IRS Valuation Appraisals page.

What types of appraisals do you provide?

Certified residential appraisals for a wide range of purposes — purchase, refinance, FHA, pre-listing, new and proposed construction, estate and probate, divorce, tax appeal, bankruptcy and foreclosure, litigation support, expert witness engagements, and retrospective valuations.

How long does an appraisal take?

Turnaround is quoted per assignment based on the property type, complexity, and scope of work. You'll receive a delivery estimate together with your custom quote within one hour of submitting an online request during business hours.

What are your credentials and licenses?

Giano J. Saumat is a Nevada Certified Residential Appraiser (license A.2080201-CR), a Certified Luxury Home Appraiser (CLHA), and FHA-certified. Loan signing is provided through GJS Notary Services as an NNA-certified, background-screened National Signing Agent, and aerial photography is flown under FAA Part 107 commercial certification.

Do you offer mobile notary and loan signing services?

Yes. National Signing Agent services are provided through GJS Notary Services — NNA-certified and background-screened. We handle refinance, purchase, HELOC, reverse mortgage, loan modification, seller packages, and commercial signings, signing at the property or a location of the borrower's choosing. Real property data collection and vehicle data collection & photography are also available through GJS Notary Services.
